Real estate developer ICN is planning to transform the former C&A shop on Avenue de la Gare into a 3,500m2 residential complex, real estate agent Inowai has announced.

More than a year after its closure, the former C&A shop on Station Avenue has a new future, but not in the retail segment. The real estate group ICN has bought the 3,200m2 building from Redevco, the real estate agent Inowai announced on Tuesday.

The new owner aims to transform the former shop into a 3,500m2 predominantly residential project with a focus on private spaces such as roof gardens and courtyards.

"This transaction confirms the current trend of converting exclusively commercial buildings into new mixed-use projects that meet the expectations of today's occupiers", comments Morgan Mével, investment advisor at Inowai. "The redevelopment by ICN will contribute to giving a new face to the station area," she says.

Permit application imminent

ICN presents its "City Gardens" project as a response to the needs of young workers looking for work, mobility and commercial facilities. The proximity of the train station and the tram link is highlighted in this project, for which the building permit application will be submitted shortly.

Active throughout the Benelux, ICN is already active in Luxembourg with a series of other large-scale real estate projects such as the Printzipal office building at the Cloche d'Or, the River Park complex at the Place d'Argent, the Upside project at the Route d'Arlon and the Faïencerie project for the construction of new homes at the Rollingergrund.
