After building their first Cipa (integrated centre for the elderly), the Franciscan Sisters have decided to develop a second residential complex on their land in Luxembourg-Belair. They have entrusted BFF... with the architectural design of this complex. Most of the buildings will be constructed on top of the existing underground car park, with a link to the existing Cipa.

In addition to the extension of the existing Cipa, other areas are planned, such as personal services, rental accommodation and rooms for the sisters. Two buildings are planned to accommodate these functions.

The Cipa part is logically oriented towards the existing building at the top of Rue Koch. This building will house a multi-purpose room, technical facilities, areas for people with dementia and single and double rooms. A total of 17 rooms are planned for the Cipa extension, divided into 12 double rooms and five single rooms (including two studios). The connection with the existing Cipa will be made on the ground and ground floors, with a new access from the parent company. The current entrance will therefore be redesigned, with a new reception desk providing better visibility.

The current reception area will be replaced by a cafeteria area linked to an outdoor terrace. The bar will be placed next to the reception desk and will be more functional. These changes and the construction of a multi-purpose room will make it possible to extend the restaurant to the site of the current cafeteria. The Cipa will have a net surface area of 2,820m2.

The residential building, located at the corner of and along Avenue Gaston Diderich, will have a gross floor area of 2,610m2 and a net floor area of 1,780m2. It will include accommodation for the sisters on the first floor and rental accommodation for the Franciscan Sisters of Mercy and their various organisations.
