Fonds Kirchberg (“the Kirchberg Fund”) has published its annual report. In 2023 it hit €47m in sales and €12.683m in profit, which represents increases of 7% and 1,000% respectively compared with 2022. The fund’s tenfold increase in profits is largely due to a €10m transaction from BGL BNP Paribas, when the bank to KPMG and BPI Real Estate.
In 2023, Fonds Kirchberg employed 43 people.
Last year, the Kirchberg district was home to 6,200 residents, while some 44,000 people worked there. It is estimated that by 2042 these numbers will have risen to 23,000 and 65,000 respectively.
Fonds Kirchberg must therefore respond to demand in its territory by offering housing accessible to various types of public (30% of which must be affordable housing). It has invested more than €19m not only in housing projects, but also infrastructure, roads and green spaces in 2023 and has planned investments of half a billion euros until 2030. In total, 7,000 housing units are planned on its land.
The fund will also coordinate projects for 1,970 housing units outside Kirchberg, in an unprecedented territory with the Midfield project between Cloche d’Or and Howald station. The government council gave this mission to the fund, which it believes is competent to coordinate the public actors in this project.
The main projects of Fonds Kirchberg
—, with 3,280 housing units, is the largest project of the fund, planned to accommodate more than 7,000 residents from 2026 onwards. This district will include an urban farm to promote local agriculture and sustainable energy solutions based on geothermal energy. It aims to create a modern urban environment while preserving natural resources and promoting a low carbon footprint.
—The JFK Sud Zone A1 project, comprising 260 housing units, is due for completion in 2027. Developed in collaboration with SNHBM, it offers affordable housing with shared spaces and a direct connection to the tramway. Located along Avenue John F. Kennedy, the project also includes offices and shops to encourage dynamic urban activity.
—The Kiem 2050 project, scheduled for 2026-2028, comprises 148 housing units. This project focuses on sustainable construction and integrated green spaces. It is part of the fund’s wider initiative to develop quality housing while respecting the environment and promoting a social mix.
—, with 169 housing units, comprises several apartment building. By early 2024, several people had already moved into the new homes. Projects include green spaces and infrastructure to improve residents’ quality of life. Construction of new units continues, with plans for even more homes in the years ahead.
—The Garden of Multilingualism was inaugurated in May 2023, offering a place to relax and celebrate Europe’s linguistic diversity. Designed by landscape architect Michel Desvigne, this temporary garden is located at the foot of the towers of the Court of Justice of the European Union and serves as a venue for meetings and cultural events.
—The Midfield project represents an unprecedented challenge for Fonds Kirchberg, aimed at filling the urban void between Howald and Gasperich. The project includes the construction of 1,970 homes, transport infrastructure and public spaces. The Fund will be responsible for implementing the master plan, with the start of development plans scheduled for the end of 2024.
Other future projects include Laangfur, Luxexpo and Grünewald Ouest.
