Besix Red announces that it has finalised the sale of the Icône building in Belval to AG Insurance, parent company of AG Real Estate. The transaction was pending since the end of 2021.

The Icône building, designed by Foster + Partners in collaboration with Beiler François Fritsch, is being developed by Besix Red in Belval. The building now has a new owner as AG Insurance, the parent company of AG Real Estate, has just acquired 100% of the shares of the company B-9, owner of the Icône building.

The building, with a surface area of 18,747m2, is already occupied by Société Générale Luxembourg, which signed a 15-year lease in April 2021.

“We are very proud that the Icône concept has been able to appeal to a major player such as Société Générale, and to meet the expectations of a renowned investor such as AG Real Estate. Both have identified the importance of new ways of working and the well-being and comfort of users,” says Gabriel Uzgen, CEO of Besix Red.

Tatiana Posa, head of transactions at AG Real Estate, says: “This acquisition fits perfectly with AG Real Estate’s investment and diversification strategy. The Luxembourg real estate market offers growing investment opportunities with positive economic indicators. Icône won us over with its many qualities, whether environmental, architectural or from the point of view of the end user. We are delighted with the smooth flow of communication between the parties involved in this transaction and thank the Besix Red teams for their excellent collaboration.”

The building, which is due to be delivered in January 2023, will offer collaborative workspaces, focused on the user and their well-being. It will also benefit from BREEAM “Excellent” certification.

AG Real Estate and Besix Red were assisted in this transaction by Loyens & Loeff and Arendt. The broker CBRE also represented AG Real Estate.
