The location is ideal: opposite the municipal park, just behind boulevard Royal, on boulevard Prince Henri in Luxembourg City. Three years ago, Eaglestone Luxembourg acquired three adjoining buildings. The developer commissioned archi2000&associés to design a single building complex to create office space and flats.
The project quickly attracted the interest of Monceau Assurances, which decided to acquire it through its subsidiary Monceau International in 2021. “Prince is an incomparable building,” said Manuel Hermoso, head of international property management at Monceau Assurances. “It boasts an optimal location, space management, immersive views over the park, top-of-the-range finishes and BREEAM certification. We are investing for the very long term, anticipating as far as possible the future needs of our tenants.”
3,200 m2 facing municipal park
The project is the fruit of the architectural vision of archi2000&associés and the construction work of CBL. The building has a total surface area of 3,200m2, with five floors of offices and two floors of flats. There are also basements for parking, a bicycle storage area and showers.
“We didn't have to make any aesthetic concessions to the initial project. We were able to work with noble materials and fittings,” explained architect Christine Mormont-Berbec. The façade combines white mineral with aluminium and glass. The large bay windows allow you to take full advantage of the proximity of the park.
The building is also designed to adapt to future needs and remain as efficient as possible. “Every detail was discussed. The technical solutions had to anticipate potential work over the next 10 to 20 years,” pointed out Haydar Samut, project director at Eaglestone.
Leases have already been signed for all the flats, and companies have expressed interest in the office space.
