Behind a preserved old façade lies a new project combining offices, shops and housing designed by BalliniPitt. The project brings together two historic buildings listed by the City of Luxembourg: a residential building and the former Hôtel Graas.

While retaining the richly decorated façades, a modern environment has been created with an inner courtyard. Two storeys have been added to the existing roof.

On the ground floor are two shops and offices to the rear. The first floor houses four flats while the upper floors are occupied by offices. A terrace has been created on the fourth floor.

There are also offices on the first basement level, lit by a central patio. There is also space for shops and equipment rooms. The second basement houses technical rooms, archive rooms, cellars, bin rooms, bicycle storage and communal showers. The building has been awarded Breeam Excellent certification.
