As part of the development of Luxembourg City’s Hollerich district, IKO Real Estate and Thomas & Piron have embarked on the conversion of the complex located at 21, rue de Hollerich. The Unicity project includes offices, housing and commercial spaces in two buildings.

The Art Deco exterior of the building at 21, rue de Hollerich dates from 1935 and is protected by the City of Luxembourg. A contemporary extension--designed by architectesassoc+--will be added to these heritage elements, which will be restored and preserved.

A break with the past has been chosen, with additional floors covered with a golden metal exterior. This five-storey main building will house 7,195m2 of offices and an auditorium with 148 seats, accessible from an atrium covered by a large 20x10m glass roof. In addition, there will be flats ranging from studios to two bedrooms. The building will be accessible either via a new esplanade overlooking Rue de Hollerich, or via a new street at the rear which will be served by the tram from 2025.

On the same plot, a new building will be constructed facing a side street (architects: Diane Heirend and Philippe Schmit). Clad in white glazed brick, the building will have four commercial units ranging from 50 to 145m2 on the ground and mezzanine floors, and residential units on the upper floors.

In total, Unicity comprises 3,015m2 of residential space and 730m2 of commercial and storage space. A car park with 94 spaces completes the offer.

Delivery is expected in the third quarter of 2024.
